At BLC, we know commercial real estate lending inside and out, and as a private discretionary direct lender, there is no middleman, you are dealing directly with the source. Our no-nonsense approach to lending allows us to approve and close loans to credit worthy applicants that would otherwise be denied by banks due to overly restrictive lending practices, borrower industry, geography or property type. BLC specializes in Owner-Occupied Properties, Special-Purpose Properties and Transitional Properties. We also pride ourselves in our commitment to making loans that set borrowers up for success. For example when we look at a bridge loan request, we look at how the borrower will be able refinance or pay-off the loan at the end of the term, and often, we provide an offer based on certain milestones that need to be reached for a successful refinance of our loan. We also pride ourselves in our industry leading approach to lending with no application or due diligence fees, and in fact, we don’t even ask for a commitment fee.

Fred Mills has 35 years of experience dedicated to commercial real estate lending in both bank and non-bank lending capacities.  During his lending career Fred’s roles have ranged from Construction Management to Chief Lending Officer to President and Chief Executive Officer with banks and non-bank lenders.  During his extensive banking career, he not only managed credit risk, but also helped move his bank from high to low delinquency and reduced troubled asset ratios to ZERO for 6 years in a row.  All the while creating record profits which led to an unprecedented CAMAL rating of 1 by the Federal Deposit Insurance Corporation.  The range of business and credit skills garnered from these experiences helped Fred develop two successful non-bank lending companies.

Under Fred’s guidance, REM Capital Group, Inc. originated over $200 Million in commercial real estate loans and SBA 504 transactions on a nationwide basis with an overall delinquency rate less than 2%.  REM Capital Group also originated SBA 504 Interim Loans.  Fred furthered that success by starting the Originator (Business Loan Capital, Inc.)  With the Originator, he navigated and successfully participated in the SBA’s 504 First Mortgage Lien Pool Program, EB-5 Lending, Conventional and Bridge Lending. These programs along with the Originator’s network of other investors helped the Originator produce total loan volume of over $1 Billion in new originations. With the ever-changing landscape of commercial lending, Fred continues to keep the Originator on a forward-thinking path with the development of new programs. Fred attended San Diego State University.  Fred is an avid golfer participating in Nationwide Senior Golf Tournaments as well as PGA Champions Tour Qualifying.

David J. Manser

David Manser has over 25 years of commercial real estate lending experience and has developed a unique background that blends significant experience in the areas of credit as well as business development. His experience ranges from being a senior underwriter for a high volume SB 504 & 7a lender to acting as the managing partner for a consulting firm that provided SBA program consulting for small community banks. David has been with the Originator since 2012, where he is currently the President and Chief Lending Officer, While working with BLC, David has helped the company to achieve originations in excess of $750 Million. These originations are attributed to the EB-5 program, SBA 504 program, as well as through conventional and bridge loan originations.

David has analyzed and underwritten a broad spectrum of commercial transactions including multi-purpose, gas stations, hospitality, restaurant, self-storage, start-up, construction, business acquisition, and equipment financing. The combination of extensive credit knowledge and business development skills allows David to understand the needs of our clients, guiding our business development efforts with a keen eye towards the quality of credits generated. Additionally, this diverse asset class experience allows the fund to capture a multitude of commercial real estate opportunities, all while maintaining credit soundness and asset class diversity in the Fund. David is a graduate of the University of California San Diego, with a degree in Economics and Management Science.

Freddie Mills

Fredric will act as the asset manager and servicer for the Fund and is also in charge of investor relations. Fredric is a co-founder of BLC Financial Services. In this role, Fredric is responsible for the closing and servicing of the Originator’s and Fund’s loan portfolio. He is also the Chief Financial Officer of the Originator in charge of all financial responsibilities.

Fredric holds a B.A. in Economics from the University of California, Santa Barbara.

Justin Blackhall

Fund and Corporate Counsel

Mr. Blackhall represents the legal affairs of the Fund, the Fund Manager, and the Originator in all facets of the companies’ various business endeavors, including product development and structure, due diligence, loan documentation, risk management, and loss mitigation.

In his law practice, Mr. Blackhall focuses on the representation of U.S. and international companies, focusing on structured finance, capital raising, and general corporate compliance, as well as U.S. and international tax planning, bankruptcy, and related matters. Justin also serves as counsel to U.S. and international financial institutions in asset-based lending, structured finance, and workout transactions with a special focus on representing lenders in the SBA 504 Loan Program.

Justin has closed over $500 million in SBA 504 Loan Program transactions and over $1.5 billion in other structured finance transactions. Justin earned his J.D. from the Benjamin N. Cardozo School of Law and his B.A. from Syracuse University. He is admitted to practice before the State and Federal Courts in New York, New Jersey, and Florida.

With a robust background in financial analysis and loan management, Joseph brings a blend of analytical expertise and customer-focused service to BLC. He has honed a comprehensive understanding of credit risk assessment and loan servicing through over 11 years of hands-on experience in the industry.

Joseph has been involved in every aspect of the lending process while at BLC, with extensive experience in underwriting, servicing, closing, loan documents, and marketing. He has assisted in the funding of over $400 million in loans across a broad spectrum of property types, including office, retail, hospitality, multi-family, and special-use properties.

Bradley Mills

Bradley Mills is a Senior Underwriter at The BLC Companies with a strong track record in the commercial real estate sector. During his time at BLC, Bradley has successfully underwritten over $200 million in closed loans, ranging across various types of commercial real estate. His role involves working closely with borrowers and brokers to analyze and assess risk, ensuring that each loan is thoroughly evaluated and efficiently brought to closing.

Bradley holds a degree in Mathematics from the University of Washington, providing him with a deep understanding of quantitative analysis and statistical reasoning. This educational background enhances his ability to assess complex financial scenarios and apply advanced data analysis techniques, making him a critical asset in the underwriting process. His expertise ensures that loans are not only accurately underwritten but also strategically structured to meet the needs of both the borrowers and BLC.

Mike also sources capital investments for The BLC Companies fixed income real estate fund.  With over 25 years of extensive experience in Customer Service, Sales, and Loan Origination, Mike is dedicated to providing exceptional support and guidance to both brokers and direct with borrowers. 

Mike’s educational background includes a Bachelor of Science in Criminal Justice from San Diego State University, equipping him with valuable analytical and problem-solving skills that enhance his ability to navigate complex financial transactions. His commitment to excellence and deep understanding of the commercial real estate industry make him a reliable partner for clients seeking tailored loan solutions.

Commercial real estate professional with 35+ years of extensive experience in originations, specializing in equity and structured finance lending, across all the major asset classes.  Recent positions include Managing Director roles at MidCap Financial and Buchanan Street Partners, and Senior Vice President at Walker & Dunlop.   

John started his career as a staff auditor at Coopers & Lybrand and spent 12 years at Heller Real Estate in various credit, underwriting, asset management and investment officer roles.   He has a bachelor’s degree in accounting from Illinois State University, is a Certified Public Accountant, and passed both Series  7 & 63 examinations.

Throughout John’s career he has established himself as a trusted business advocate for both borrowers and lenders alike.  His role at BLC will be to leverage his experience and network to increase BLC’s product exposure to the market while at the same time generating lead generation and loan closings for the company.
